Purpose
Manage CRM brings property management into one system. It serves property developers, housing community and cooperative managers, and rental managers, and gives residents, owners and tenants accounts of their own.
Problem
Property management means a lot of scattered information: units, agreements, payments, faults, meter readings and community decisions. Without one system it takes a lot of manual work and constant communication between the developer or manager and residents.
My contribution
I was responsible for discovering business needs, defining scope, architecture, design and implementation, and launching the application.
Capabilities
- Investments and units — unit cards with agreements, photos and attachments, automatic totals of floor area, unit types and ownership shares, and unit import from CSV.
- Billing and payments — monthly billing generated from templates, charges by unit type and meter consumption, online payments via Tpay and bank confirmation import.
- Resolutions and voting — planning resolutions, online voting weighted by ownership share, and a view of the results.
- Faults and tenant changes — reports with statuses, costs and change history, passed between the developer and the administrator.
- Meters — meters and sub-meters assigned to units, reading import and automatic consumption calculation.
- Users and notifications — administrator, employee, member and tenant accounts with permission levels, bulk SMS and email, and notifications about status changes.
- Mobile app — dashboard, units, agreements and payments on the phone.
Outcome
Manage runs as a subscription, with plans for sales, rentals, housing communities and cooperatives, and a 7-day demo.
